Physical Plant Review
This consists of a comprehensive heating and energy review of your building systems and/or central plans – at no cost to you. We meet with your building operations staff to walk through the mechanical, engine, and boiler rooms – as well as visiting all of the floors and roof tanks. We listen carefully to your operational concerns, take notes and photos, and prepare a report of our findings. The goal is to help you save money, reduce utility costs (steam, electricity, water, gas/oil), operate safely and more efficiently, and reduce the carbon foot print of the building.
Con Edison Steam Expertise

GASKETING & PACKING MATERIALS
We maintain a substantial inventory of gaskets and packing materials including:
Garlock 9800, Flexitallic, and Teflon. We are able to custom fabricate special gaskets to your specifications.
We also maintain standard flange gaskets for steam, water and glycol applications.
SITE EVALUATION
Our sales engineers are available to survey your building to develop comprehensive plans to upgrade and/or maintain the physical steam system. Energy conservation and personnel safety are significant components of our approach to any project.
SERVICE CONTRACTS
We offer service contracts tailored to specific requirements. Our experienced field service personnel will inspect key elements in your system to determine if there are any problems that may need immediate attention. Our goal is to maximize energy savings, extend the useful life of equipment, and prevent unplanned service outages.
VALVE REPAIR & SPOOL PIECE FABRICATION
We maintain a complete machine shop on premises. We rebuild/recondition all types of valves (including obsolete makes and models) at significant savings versus purchasing new valves. This avoids considerable pipe modification expenses commonly associated with a new valve replacement if the face-to-face dimensions are different. We fabricate custom spool pieces and spacers to your end specifications, often with a one-day turnaround. We also have a complete valve actuation shop with instrumentation and control engineers available for heat control and control valve sizing complete with installation.
PUMP & COMPRESSOR SERVICES
We service all types of pumps, pumping systems, compressors including all related controls, from bearings, seals, and alignment to complete overhauls.
FIRE PUMP TESTING
(Note: The following services are offered exclusively to fully insured, licensed plumbers and fire sprinkler contractors. This protects the property manager and building owner from specific liabilities associated with this work.)
Fire pumps testing in NYC is provided by our professionals; this process will ensure that your fire pumps are in proper working order, ready to be used at any time.
The National Fire Protection Agency (NFPA) sets regulations for fire pumps (NFPA 20), as well as their maintenance and use (NFPA 25). Our services for fire pumps testing in NYC will make sure your pumps meet these regulations and will help our professionals diagnose the condition that your pumps are in. Once our testing services are complete, we will be able to provide you with a full analysis on how they are functioning and if they require any further maintenance.
There are three common types of fire pumps: electric, diesel and steam. No matter which type of fire pumps you have, we can provide testing services for you. Our qualified professionals will perform all required services; including, annual full-operation services for NYC fire pumps testing, and checking the flow and pressure of your fire pumps. The status of the flow and pressure are highly important because they are two components that comprise the main function for which fire pumps are used.
Through the use of our licensed partners we perform testing on all components of the fire pump system: engine, battery, fuel supply and temperature sensors.
NEW EQUIPMENT START-UPS
We represent an extensive line of engineered equipment – through LPI Controls Inc. – and are qualified to oversee the proper factory prescribed startup procedures. This ensures that all equipment functions properly and meets operational parameters in a reliable and efficient manner.
ELEVATOR PIT PUMP CONTROLS
NYC Code prevents building owners from pumping oily water to the NYC sewer system; our experts will install our SEE Water Inc. ‘Oil Minder’ controls that sense oil in the water and turn off power to the sump pump. This technology continues to provide property managers with the peace of mind that their operations are contributing to the protection of the environment.
TURNKEY ENERGY SOLUTIONS
Leonard Powers, Inc pursues public incentives and private financing opportunities to support comprehensive energy improvement packages for its clients. As an Approved Con Edison Market Partner, LPI assists building owners and managers to gain maximum rebates and financial incentives from City, State, and Federal sources as well as leveraging matching Utility Incentive Programs.
Incentives covering up to 50% of the cost to implement Energy Conservation Measures (ECM’s) are available if such ECM’s reduce per meter energy usage. These incentive programs can offset the cost of new energy-efficient equipment and advanced technologies and even assist with technical studies.
